Q: How do I sign up for electronic statements and communications?
A:
Log in to your Resident Portal
Click your Name > My Account > Communication
Under Paperless Communication, select Enrolled
Q: How do I update my notification preferences?
A:
Log in to your Resident Portal
Click your Name (top right)
Go to My Account > Communication
Adjust notifications for events, architectural requests, etc.
To unsubscribe from getting emails about Community Forum Discussions (which is the bulk of emails you might get from Signal Butte Ranch)
Go to COMMUNITY Tab > May need to scroll all the way down >Unsubscribe
Q: What are the payment options for paying dues?
A:
Log in to the Resident Portal at www.SignalButteRanch.com for secure one-time or recurring payments
Go to the Payments Tab
Under Select a Payment Method, click the drop-down menu to select Bank Account (It defaults to credit card otherwise)
ACH/Bank Account Transfers: No fee
Credit/Debit Cards: 2.99% fee

Q: How do I find my account number?

Your account number is listed on your Resident Portal homepage and on monthly statements
Q: How do I update my contact information?
A:
Log in to your Resident Portal and click Create a Request, leave your new information in the comments.
Q: How much are dues and when are they owed?
A:
Dues are $62/month, due on the 1st of each month
Q: Who manages Signal Butte Ranch and how do I contact them?
A:
Signal Butte Ranch is self-managed by the Board of Directors.
No phone support is currently available to reduce costs in lieu of saving for common area repairs, however Stan AI chatbot is available 24/7 on the portal homepage and is great at answering most common questions and account inquiries.
If you need additional help, please log into your Resident Portal and Create a Request. All requests are answered directly by a board member or account manager within a few business days.
Board Members are also available before or after open board meetings for private conversations.
Check your Resident Portal Calendar for exact date, time, and location.
Q: I can't log in with my email address. What should I do?
A: Please visit the Contact Page and let us know. We will verify your account and send you an email request to access your Resident Portal.

Q: What is the collections policy and when are late fines assessed?
A:
30 days late – $15 late fee
Every additional month – $55 fee
6 months late – $295 fee and lien placed on the home
Unpaid liens accrue interest
Balance over $2,500 – Account sent to collections
This may result in over $5,000 in attorney fees
If behind on payments, speak with the board to arrange a payment plan.
Q: What is the CC&R violation and fine policy?

1st Notice – Courtesy email – $0
2nd Notice – Mailed letter – $0
3rd Notice – $50 fine
4th Notice – $100 fine
5th Notice – $150 fine
6th Notice – Certified “Right to Cure” letter – $55
7th Notice – (6+ months unresolved) HOA may cure violation – Minimum $200 charge

Q: Where can I see Community Documents & Community Financials- including bank statements and budgets, Meeting Minutes, Meeting Agendas and Landscape Reports?
